A few of the clients we work for

See inside the pipe before you spend a penny on it

Most drain faults are out of sight. A CCTV drainage survey puts a camera through every run and records it. You see the problem and where it sits.

FS Group has surveyed London drains since 1998. A Look and See camera check starts from £130.00 + VAT, with no call-out fee.

Who needs a CCTV drain survey, and when

Seven situations send most of our survey work. If yours is not here, ring and describe it.
Buying a home
FS Group van parked outside a residential block
A standard home survey lifts the manhole lid and no more. A camera finds the cracks, roots and shared runs that would cost you after completion. You can go ahead, renegotiate or walk away with facts.
Planning an extension or a loft
FS Group engineer feeding a survey camera into a chamber beside a house
Building over or near a drain needs to know where it runs and what state it is in. If a public sewer is involved, the water company will want a survey of it before work starts.
A drain that keeps blocking
FS Group engineer feeding a camera hose into the waste under a sink
A blockage that returns every few months has a cause the clearing did not reach. The camera finds the joint, root or dip, so the next job fixes it rather than clears it. Our note on recurring blocked drains explains.
A smell, damp or rats with no clear cause
FS Group engineer inspecting the waste pipework under a sink
A cracked pipe leaks sewage into the ground long before it blocks. Damp walls, a sinking patio or rats in the garden are the first signs, and the camera confirms it.
An insurance claim
FS Group engineer checking pipework joints inside a cupboard
A recorded survey gives the insurer evidence of the damage, where it is and what caused it. Their assessor can read it without a site visit.
Letting a property
FS Group engineer running a drain camera survey in a flat
Landlords survey between tenancies, so a blockage later is not blamed on the wrong person. The footage dates the condition of the drains at handover.
Managing a block or a commercial site
Drain survey camera reel set up at an inspection chamber
Longer runs, more manholes and more people affected. We plan the visit around opening hours where we can, and send one report the agent can forward.

Which CCTV drain survey do you need?

Six survey types, from a ten-minute camera check to a full map of the network. The help desk books the right one when you say why you need it.

Look and See

A quick camera check of one problem pipe, recorded, with a short summary. Good when you want an answer fast and do not need a formal document.

Comprehensive CCTV survey

Every accessible run is filmed and written up. Use it when a buyer, an insurer or a contractor has to read the findings.

Homebuyer drain survey

A comprehensive survey of the home you are buying, booked to your exchange date. It shows the inside of every pipe.

Build-over survey

Building over or near a public sewer usually needs the water company's consent. We film the sewer to Thames Water's requirements for your application.

Section 102 and Section 104 adoption surveys

Water companies adopt private sewers under Section 102 and new ones under Section 104. Both normally need a camera survey first.

Drain mapping

We trace the network and draw it as a plan, with flow directions, connections and faults. See finding your drainage plans.

What you get from the survey

Footage is only half of it. The value is in what the engineer tells you about what the camera saw.

The recorded footage

The camera run for every pipe we surveyed. You see the inside for yourself and keep it on file.

Where each fault sits

Its position along the run and its depth. A repair can then be aimed at one spot instead of a whole garden.

What the fault is, in plain words

Crack, displaced joint, root intrusion, collapse, scale, fat or debris, with what it means for the pipe.

What we recommend, and what it would cost

Whether it needs jetting, a patch repair, a reline, a dig or nothing at all. A price for the work follows if you want one.

I recently had a CCTV drainage performed by FS Drainage to satisfy Thames Waster Build Over Agreement required for a rear extension. The service was fantastic at a reasonable price and great advice provided by the engineer for future reference. I would not hesitate to use any their services again and highly recommend to anyone looking to have a CCTV drainage survey performed.

We had a drainage survey done for a house we are potentially looking to buy. The property had a man hole at the back of the house and our surveyor had recommended to check it to see if there are any cracks (as it could apparently be costly to fix this). Jordan from FS drainage came well equipped to do our CCTV drainage survey and very patiently explained how the drainage works and the current condition, which was very useful since we are first time buyers and had no idea how this works. He gave us quick quotes for potential works that needs to be done in the near future. FS also sent us a report shortly after the work was completed (within a couple of hours). Even booking for an appointment on short notice was very seamless with FS. Highly appreciate it and can’t recommend them enough!

I would without hesitation recommend FS drainage. Integrity and honesty are always a great trait for any company. This morning FS Drainage sent a drainage agent Mitch, who had both in spades. We had called them for a cctv report, Mitch took one look at it and said this is a main drain problem and if we can find the main drain ( which was no mean feat in our street ) he could maybe fix the problem. We went out to explore, this young man’s determination to help me was a real credit, not just to him but the company in general. For the price of our initial report our problem was fixed, I would like to add at this point two other companies who had been called for this problem did not rectify.

I originally called out Thames Water for two badly blocked drainage gullies. The two Thames Water operatives were very unprofessional and lazy. After saying that they needed to find the main manhole drain, they gave up after 15 minutes of looking. They advised me to get a drainage company with camera equipment. Luckily FS Drainage were recommended to me by a family member and they turned up on site within an hour of Thames Water leaving. Josh from FS Drainage was very professional and curtious in comparison to Thames Water. Josh used the hi tec camera equipment to exam the drains and make a quick assessment. After a bit more exploration and digging, we were able to find the main manhole drain. It had been buried by shingle and earth. Josh did not hesitate to enter the drain and clear years of built up debris and tree root growth. You can see the issue on the attached video. I am so pleased that he persevered, despite the fact that it was raining heavily with a bit of lightning. If he had not cleared the debris then it would eventually have blocked the main sewer. The price was very reasonable and discussed as the job progressed. Gabriel from head office co-ordinated the job report, invoice etc very professionally and swiftly. The job report was delivered within hours of leaving site. It was very informative and professionally written. I would not hesitate to recommend FS Drainage.

On the day

How the camera survey works

Most homes take one to two hours on site. Larger buildings and long runs take longer.

1

Book a time

Call or ask for a callback. Tell us why you need the survey, so the right kind is booked. Mention any deadline, such as an exchange date.

2

We find the access points

The engineer lifts the manholes, locates the rodding eyes and checks which way the water flows. Our blog explains what an inspection chamber is.

3

Cleared, then filmed

A camera cannot see past a blockage, so any blocked run is cleared first, at our unblocking rates. Then a self-lit camera records each run, with pipe size, material and distance.

4

You hear what we found

Before leaving, the engineer explains the faults, what caused them and what fixing them would involve. The written report follows.

The report, and who you can send it to

The engineer talks you through the findings on site, screen in hand. Full surveys come with a written report you can send to a solicitor, lender, insurer or the water company.
If work is needed, we quote in writing, and the footage shows why. That can be jetting, a repair or relining.

What the camera sees

What our cameras find under London

The same six faults account for most of what we record. Knowing them helps you read your own report.

Old clay pipes

Victorian and Edwardian streets still drain through salt-glazed clay. It cracks with age, ground movement and the weight of parked cars.

Displaced joints

When joints shift, they leave a lip that catches paper and grease. Many repeat blockages start at one displaced joint.

Tree roots

Roots find their way in through hairline gaps and then grow. Gardens with mature trees, and streets lined with planes, see this most.

Fat and scale

Kitchen grease sets hard on the pipe wall and narrows it. Scale does the same in hard-water areas. Jetting usually clears both.

Shared and unmapped runs

Terraces and converted flats often share one drain, and nobody has a plan of it. The survey shows whose section a fault is on.

Sunken or collapsed sections

A dip holds standing water and silt. A collapse stops flow entirely. Both show clearly on camera, with the distance from the chamber.

A fault on their side?

Send Thames Water the footage instead of paying for the repair yourself. The report says where the fault sits.

Drain ownership

Your drain, your neighbour's, or Thames Water's?

A survey often ends with a fault on a pipe that is not yours to fix. The footage shows which side of the line it is on.

Accredited surveyors, reports you can rely on

A survey is only as useful as the people reading the screen and the paper that follows it.

Accredited engineers

Our surveyors work to SSIP safety rules, which agents and housing groups ask for. CHAS and SafeContractor back it.

Reports you can pass on

Written in plain words and sent with the footage. A surveyor, lender, insurer or freeholder can act on it without ringing us.

Licensed for what we clear

If a pipe must be cleared before the survey, the waste is taken away legally. Our waste carrier licence is CBDU154651.

CCTV drain survey questions

How much does a CCTV drain survey cost in London?
A Look and See camera check starts from £130.00 + VAT. A comprehensive survey starts from £250.00 + VAT, and drain mapping from £240.00 + VAT. The final figure depends on the length of the runs, the number of access points and the time of day. There is no call-out fee.
Do I need a drain survey when buying a house?
It is worth it for older homes, homes near big trees and anywhere with an extension or a converted basement. A normal home survey only lifts the manhole lid. A camera finds faults that would otherwise surface after you have paid.
How long does a CCTV drain survey take?
Most homes take one to two hours on site. Bigger buildings, long runs and mapping jobs take longer. If you need the report by a deadline, such as exchange, tell us when you book.
What does the survey include?
The recorded footage of every run surveyed, the position and type of each fault, and what to do about it. Comprehensive and homebuyer surveys add a written report you can forward.
What is a Look and See survey?
A fast camera check of a single problem pipe. We record what the camera sees and give you a short summary. It suits a quick diagnosis rather than a formal document for a third party.
Can you survey a drain that is blocked?
The camera cannot see past a blockage, so the pipe is cleared first and then surveyed. Clearing is charged separately, at our unblocking or jetting rates.
Will my solicitor, lender or insurer accept your survey?
Yes. The footage and the written report are yours to share. They are written for people who are not drain engineers. If a lender or water company needs a set format, tell us at booking.
Do you survey drains for a Thames Water build-over agreement?
Yes. Building over or near a public sewer usually means Thames Water wants it filmed first. Sometimes they want it again when the work is done. We do the survey, and the recording goes in with your application.
Who is responsible for the drain you find a fault in?
The pipe that serves only your property is yours. Shared drains and public sewers have been the water company's since October 2011. In most of London that means Thames Water. The footage shows which side of that line the fault is on.
Do you need to come inside the house?
Usually not. Most runs are reached from manholes and gullies outside. If the problem starts at a toilet or an internal soil stack, we may need inside access too.
