Some of the organisations we work for

A drain unblocking service that clears the cause, not just the symptom

FS Group has cleared blocked drains in London since 1998. We are a family business, and drainage is where it began.

A blocked drain is a sign of something else. Fat has set on the pipe wall, a root has found a joint or a length has sunk. So the engineer clears the line, then finds the reason. You get photos and a written report.

What we unblock, from the kitchen sink to the sewer connection

Most calls are about one of these six. Tell the help desk which it is, and they send the right engineer with the right kit.

Blocked toilets

Wipes, paper and sanitary products catch in the trap or the soil pipe behind it. Most clear with hand rods from the pan or the nearest chamber.

Blocked kitchen sinks

Cooking fat sets in the waste pipe and food catches on it. We clear the trap, the waste run and the gully it empties into.

Baths, showers and basins

Hair and soap form a plug just past the plughole. A shower that gurgles while the basin empties usually shares a run that needs clearing.

Outside drains and gullies

Leaves, silt and grease collect in the gully and the pipe beneath it. Our guide to a blocked outside drain shows the signs.

Soil stacks and downpipes

A blocked stack backs up every fitting on the floors above it. We clear it from the rodding eye or the roof vent. More on blocked soil vent pipes in our blog.

Main drains, manholes and interceptors

When several fittings back up at once, the main run to the sewer is blocked. We lift the covers and clear it from the full chamber.

Signs your drain is blocked

A blockage usually warns you before it overflows. Call at the first of these and the visit is quicker and cheaper.
Water drains slowly

A sink, bath or shower takes minutes to empty. Grease or hair is narrowing the pipe, and it will close up fully in time.
Gurgling from the plughole
FS Group engineer checking the waste pipe under a sink
Air pushed back past a part-blocked pipe makes the noise. Our post on gurgling drains explains why it often comes before a full block.
A smell that cleaning does not shift
FS Group engineer feeding a drain cable into the sink waste
Waste is sitting in the pipe instead of flowing away. Scrubbing the sink will not reach it.
Toilet water rising
FS Group engineer rodding a blocked toilet
The level climbs when you flush, then drops slowly. Read why toilet water rises then slowly drains; the block is usually beyond the pan.
Water around an outside gully or manhole
FS Group engineer checking an open manhole outside
Dirty water pooling outside points to a blocked run between the house and the sewer. Do not lift the cover yourself.
More than one fitting backing up

If the bath, toilet and basin all misbehave at once, the shared run is blocked. If next door has the same, the fault may be in the shared drain.

Why drains block

What causes blocked drains in London homes

London's housing stock has its own habits. These six account for most of the blockages we clear.

Wet wipes and sanitary products

Wipes do not break down like toilet paper. They snag on a rough joint and catch everything that follows, even the ones sold as flushable.

Fat, oil and grease

Fat poured down the sink sets on the pipe wall as it cools. Layer on layer, the pipe shrinks to a fraction of its size.

Tree roots

Plane trees and garden shrubs push roots into old clay joints looking for water. Once inside they grow into a net that traps paper and debris.

Victorian and Edwardian clay pipes

Thousands of London terraces still run on their first clay drains. Joints shift and a settled length holds water. See recurring blocked drains.

Leaves, silt and builders' debris

Autumn leaves fill gullies and silt washes in from paths. After building work, cement slurry sets hard in the pipe.

Scale and a dried-out trap

Hard water leaves scale that narrows older pipes. A trap that has dried out lets smells back in and is often mistaken for a blockage.

I would highly recommend FS because they are always so helpful and incredibly efficient. They can normally get someone out to me the next day if not that very same day. Rob and JJ came out to sort a blocked sink and were brilliant. They were really friendly, informative and just all around good guys. Everything got sorted and they had advice on how to help avoid the problem in the future. I just really appreciated that they took the time to talk to me and explain everything in detail. The people I speak to at the office are always great too, they are polite, friendly and helpful.

How we unblock a drain: rods, machine, jetting and the camera

Which method we use depends on the blockage and how far along the pipe it is. You hear the rate for each before we start.

Hand rodding

For soft blockages near an access point: a toilet, a gully or the first chamber. Quick, and the standard rate covers it.

Electro-mechanical machine

A rotating cable with a cutting head for harder blockages, roots and scale further down the run. Charged at the machine rate.

High-pressure water jetting

Water at pressure strips fat, silt and scale off the pipe wall instead of punching a hole through it. Our drain jetting page explains when it is the right call.

Camera check

If a drain blocks again, a camera shows why. A CCTV drain survey finds the joint, root or dip behind it.

On the day

What happens on the visit

Most visits follow the same four steps, whichever method the blockage needs.

1

A call on the way

The engineer rings ahead, so you know when to expect them.

2

Finding the blocked run

They lift the covers and run water from each fitting to see where it stops.

3

Cleared, then proved

The lightest method that works clears it. Water is run through to prove the line flows.

4

Photos and a report

Before leaving, you get photos and a written report. If it is likely to block again, the report says why.

Never on the bill

A call-out fee, the ULEZ charge or an emergency premium. Parking is the only extra.

Insurance

Clearing a simple blockage is often not covered, but damage to the pipe often is. Our photos and job report support a claim.

Drain ownership

Whose drain is it, and will your insurance pay?

Who pays depends on where the blockage sits. Our guide on how to tell if your drain is shared walks through it.

Your own pipe
A pipe used by your home alone, inside the boundary, is yours to keep clear.
Shared or beyond the boundary
These passed to the water company in October 2011. For most London homes that is Thames Water.
A rented home
The landlord usually pays, unless wipes or fat from the tenant caused it. More in tenant or landlord.
A road gully
The council clears its own, and Transport for London clears those on red routes.

Drain unblocking for landlords, managing agents and businesses

One blocked stack in a converted house affects every flat above it. We clear drains for the people who answer for that, fast.
Grease-heavy lines can be jetted on a schedule, and a Priority Account gives you one named contact and agreed prices. See commercial drainage for contracts.

Licensed, accredited and guaranteed

The differences between drain companies are mostly on paper. Ours are a waste licence, accredited engineers and a guarantee you can hold us to.

Registered waste carrier

What comes out of your drains leaves under our upper-tier waste carrier registration, CBDU154651, and is disposed of legally.

Accredited engineers

Councils and housing associations ask contractors for SSIP safety accreditation. We hold it, with CHAS, SafeContractor and the WJA.

Six-month workmanship guarantee

If the same blockage returns within six months of our visit, tell the help desk. Terms and conditions apply, and they can send you a copy.

While you wait for the engineer

Five minutes now keeps the water where it is and shortens the visit.

Stop using the fittings that back up

No flushing, showers or washing machine cycles on that run. Everything you add has nowhere to go.

Leave the chemicals on the shelf

Shop-bought unblockers rarely shift a solid block and can burn skin and older pipes. Our post on chemical drain cleaners says why.

Keep children and pets clear

Dirty water carries bacteria. Keep everyone away from any overflow until it is cleaned and disinfected.

Look outside, if it is safe

Check whether the outside gully or a manhole is full. Tell the help desk what you see when you ring; it helps the engineer bring the right kit.

Follow your engineer

You can track our engineers as they travel towards you in real time.

Blocked drain questions

How much does it cost to unblock a drain in London?
Standard drain unblocking starts from £55.00 + VAT per half hour, Monday to Friday, 8am to 6pm. Machine and jetting unblocks start from £95.00 + VAT. Evenings and weekends cost more, and the help desk confirms your rate before anyone sets off. There is no call-out fee.
Does home insurance cover blocked drains?
It depends on your policy. Clearing a simple blockage is often not covered. Damage to the pipe, such as a crack or collapse, often is. Some policies sell drain cover as an add-on. Our job report and photos support a claim.
Can a blocked drain wait until tomorrow?
A slow sink or bath usually can, and a daytime visit costs less. Sewage coming up indoors, or a home with no working toilet, cannot wait. For those, our emergency drain clearance team aims to be with you within two hours.
Do plumbers deal with blocked drains?
Some do, but a drain often needs rods, a jetting unit or a camera that most plumbers do not carry. FS Group does both plumbing and drainage, so one call covers either. Our blog compares drain contractors and plumbers.
How long does it take to unblock a drain?
Most simple blockages clear within an hour of the engineer arriving. A run full of roots or set fat can take longer. You pay by the half hour, so a quick job is a cheap one.
Can you unblock a drain without digging?
Almost always. Rods, the machine and the jetter all reach the blockage through existing covers and access points. Digging is only needed when the pipe itself has broken or collapsed. We would show you that on camera first.
Why does the same drain keep blocking?
A repeat blockage means the first clear did not reach the cause. Usually that is fat lining the pipe, a root growing through a joint, or a low spot where debris collects. A camera survey finds it. Jetting, a patch repair or a reline then stops it coming back.
How do I stop my drains blocking?
Keep wipes, cotton buds and cooking fat out of the drains. Scrape plates before washing up, and put a guard over the outside gully to keep leaves out. Pour hot water down the kitchen sink after washing up. Our guide to what causes blocked drains has the full list.
Is your drain unblocking guaranteed?
Yes. Drain unblocking comes with our six-month workmanship guarantee, terms and conditions apply. If the same blockage comes back within that time, ring the help desk.
