Call now, or book a daytime visit?

Not every blocked drain needs someone tonight. Here is how we would decide, and it is cheaper to wait when you can.
Call now: sewage inside the property
FS Group engineer working on a toilet cistern in a bathroom
Dirty water is coming up through a toilet, shower, bath or floor drain. Every flush upstairs makes it worse.
Call now: water rising or a basement flooding
FS Group engineer clearing a drain through a low access hatch
A basement, cellar or ground-floor room is taking water from a drain. Electrics and stored goods are at risk.
Call now: a manhole or gully overflowing outside
FS Group engineer rodding an open manhole on a residential street
Sewage is spilling onto a path, a garden or a neighbour's land. It carries bacteria and has to be stopped at source.
Call now: no usable toilet
FS Group engineer repairing a toilet flush mechanism
The only toilet in a home, or in a block of flats, cannot be used. We treat that as urgent at any hour.
Call now: a business that cannot trade
FS Group engineer clearing a drain in a commercial kitchen
A kitchen, shop, surgery or office cannot open until the drain runs. Priority Account holders go to the front of the queue.
It can wait: one slow fitting, or a smell
FS Group engineer checking the trap under a slow sink
One sink or bath draining slowly, or a smell with no water backing up. Book a standard drain unblocking visit at the daytime rate.

The next ten minutes

What you do before the engineer arrives decides how much water ends up on the floor.

Stop the water

Turn off running taps, the washing machine and the dishwasher. Ask everyone in the building not to flush.

Keep people and pets back

Keep children and animals away from dirty water, and wash your hands well after touching anything wet.

Move what matters

Lift rugs, boxes and anything electrical off the floor near the drain or the overflowing fitting.

Skip the chemicals

Do not pour drain cleaner into a backed-up toilet or sink. It sits in the standing water and can splash back onto you or the engineer.

Leave the manhole shut

Do not lift a manhole cover yourself. Covers are heavy, and an open chamber in the dark is easy to fall into.

Take a few photos

Photograph the water and where it is coming from. An insurer, a landlord or a managing agent may ask to see them later.

When you ring

What the help desk will ask when you ring

Five questions, and the engineer leaves with the right kit and the right address.

Where you are

Your full postcode and how to get in. Mention a gate code, a shared entrance or a flat number.

What is blocked

Which toilets, sinks or drains are affected, and whether the water is inside, outside or both.

Any manholes

Whether you can see a manhole cover, and whether the chamber under it is full of water.

Parking

Where the van can stop. A permit or a visitor voucher helps, because parking charges go on the invoice.

Who you are

A homeowner, a tenant or a business. Tenants should have the landlord's or agent's details to hand.

Ready? Ring the help desk

Have those answers to hand and the call is over quickly. The desk is open day and night.

Our experience with FS Drainage Services was exceptional. Gabs arranged an emergency service for us at short notice and Josh did an excellent job diagnosing and solving a complicated problem with our external pipes. He was very friendly and thoughtful and helped make a stressful situation feel a bit more manageable. Would recommend.

On the night

What happens when the engineer arrives

An emergency clearance follows the same steps as any other job, just faster.

1

A call before arrival

The engineer rings when they are on their way. You can also follow their journey to you in real time.

2

Finding the blockage

They open the chambers and run water from the affected fittings. That shows where the water stops and how far down the problem sits.

3

Cleared, then tested

Rods, the machine or the jetter, whichever the blockage needs. Once it runs, they flush the line through and check every fitting that was affected.

4

Photos and a report

You get photos from before and after the work, sent digitally with the invoice. If the pipe is cracked or collapsed, the report says so and what the options are.

If the drain needs more than a clearance

Some emergencies turn out to be a broken pipe. The engineer explains what they saw, and a follow-up visit is booked for the daytime rate.

Emergency drain clearance for restaurants, agents and offices

A blocked kitchen drain can stop service on the spot. We clear commercial drains after closing, overnight or before opening, so the doors open on time.
Agents get one number and one report to forward. On a Priority Account, your sites jump the queue at agreed rates.

Nights, weekends and bank holidays

Our rates follow the time of day, not how urgent the job is. The help desk confirms the full rate on the phone, so the bill holds no surprises. See all our rates →

Weekday evenings, from £75.00 + VAT

Per half hour for a standard drain unblock, Monday to Friday, 6pm to midnight.

Weekends, overnight and bank holidays

Quoted on the phone, before anyone is sent. Bank holidays are charged at the weekend rate.

What you will not pay for

There is no call-out fee, no ULEZ charge and no premium for the job being an emergency. You pay for the engineer's time, and nothing for the van to turn up.

On Thames Water's side?

Report it to them with our photos, and you pay nothing for the repair. Keep the report for any insurance claim.

Drain ownership

Whose drain is it at two in the morning?

The engineer can show you exactly where the blockage sits, and that usually settles it.

Only your property uses it
Inside your boundary, it is normally yours to clear.
Shared, or past your boundary
It normally belongs to the water company, Thames Water across most of London. See what a lateral drain is.
You rent
Tell the landlord or letting agent first, even at night. Who pays often depends on the cause.

Who turns up at night

The same accredited engineers as by day. The same licence behind the waste, and the same guarantee on the work.

Accredited engineers

The night team are the same engineers you get by day. They work to SSIP safety rules, backed by CHAS and SafeContractor.

Licensed waste carrier

Whatever comes out of your drain is taken away and disposed of legally. Our waste carrier licence is CBDU154651.

Guaranteed work and a written report

Night work carries the same six-month guarantee as day work, terms apply. Photos and the report follow the visit.

Emergency drain questions

Is a blocked drain an emergency?
It is when sewage or dirty water comes back into the property. It is also an emergency when a basement is flooding or a home has no working toilet. A single slow sink can usually wait for a booked visit. Our post on what counts as a plumbing emergency covers the rest of the house too.
How quickly can an engineer get to me?
For an emergency, we aim to reach you within two hours, subject to availability. The help desk gives you a realistic time when you call, based on where the nearest van is.
How much does emergency drain clearance cost in London?
It depends on when we come out. On a weekday evening a standard unblock starts from £75.00 + VAT per half hour. Weekend, overnight and bank holiday rates are quoted on the phone before anyone is sent. There is no call-out fee and no ULEZ charge.
Do you charge more at night or at weekends?
The hourly rate is higher outside the working day, as it is for any trade. There is no extra emergency charge on top of it, and nothing for the van to turn up.
Will my insurance pay for an emergency drain clearance?
Some policies cover clearing the drain, and some only cover the damage it caused. Your insurer decides. Our written report and before-and-after photos help you make the claim.
Can you come to a business after closing?
Yes. Restaurants, shops, surgeries and offices often book us for the evening or overnight, so the drain is clear before opening. Priority Account holders get a faster response.
Do I need to leave my home while you work?
Usually not. If sewage has come inside, the engineer will say which rooms to keep clear. That lasts until the area is cleaned and disinfected.
What if the drain blocks again after an emergency visit?
Ring the help desk. Emergency clearances carry the same six-month workmanship guarantee as daytime work, terms and conditions apply. If the cause is a broken pipe, we would have said so in the report.
Is a drain emergency my problem or Thames Water's?
If the blocked pipe serves only your property and sits inside your boundary, it is yours. Shared drains and the pipe beyond your boundary usually belong to Thames Water. The engineer can show you where the blockage sits, which settles it.
