Why FS Group

See inside your drains before you buy, build or dig

A CCTV drain survey sends a camera through each pipe and records what it finds. Our engineers survey drains from Gravesend and Rochester to Tonbridge and Ashford. Older Medway streets drain through clay pipes that crack at the joints. Newer estates around Ashford have plastic pipes that can sag or come apart. The footage shows which faults you have, where they sit and what a fix involves.

Really happy with the service so far that Mitch provided. He turned up at short notice to do a cctv survey, was polite and courteous and knew what he was doing. Advised me on what he was going to look at and gave me a summary of his findings and recommendations, and should get the report back within the week. Would definitely recommend!

Just got our drains unblocked by this company. Quick and reliable service and the rates are reasonable compared to other companies in the area. Jordan was very helpful and showed us the deflects in our plumbing that needs to be rectified to avoid further blockages. Will definitely recommend this company.

Drain ownership

Who looks after which drain

Pipe for your home
Your survey report marks where your private drain ends. Up to that point, repairs are yours to pay for.
Shared with next door
Past that point the pipe is usually shared or public. Those runs belong to Southern Water, except around Dartford, where Thames Water owns them.
Gullies in the street
Road gullies show up on some surveys. Those are for Kent County Council, or Medway Council in the Medway towns.

Kent drains range from Victorian clay to modern plastic. A survey is the only reliable way to know which you have.

Who we work for

Homes, landlords and businesses

Owners and renters

Buying in Sevenoaks or Gillingham? We film the drains of the house before exchange, while there is still time to negotiate.

Landlords and agents

Between tenancies, a survey records the state of the drains. The footage gives you a record to check against if a pipe fails later.

What we see most

What our cameras find most often

Cracked clay joints

Victorian pipes in Rochester and Chatham have mortar joints that crack with age. Waste catches on the edge and builds up.

Roots through the joints

Old garden trees around Sevenoaks and Tunbridge Wells send roots into hairline gaps. Inside the pipe they grow into a mat.

Pipes pushed out of line

Much of Kent sits on clay that dries out and cracks in a hot summer. Over the years that movement shifts pipe sections apart.

Sagging plastic runs

On newer estates, a plastic pipe laid on poor backfill can dip. Water then sits in the low spot and drops silt.

Fat and scale

Kitchen fat sets hard on the pipe wall and scale builds on top. Together they narrow the pipe until it blocks.

Pipes nobody mapped

Older houses often have drains with no plan. The camera shows which pipe joins which, and whose section a fault is on.

Drain survey questions from Kent

How long does a drain survey take?
A typical house takes an hour or two. Long country runs and bigger buildings need more time. The engineer talks you through the footage before leaving.
Can you film a drain that is blocked?
Not until it is clear, because the camera cannot see past a blockage. We clear or jet the pipe first at our unblocking rates, then film it.
Who pays to fix a fault the survey finds?
It depends on which side of the line it sits. A fault on your private drain is yours to fix. Shared runs and public sewers passed to the water companies in October 2011. The report shows where the fault is.
When will I get the survey report?
Usually within a few days of the visit. If you are buying, book early enough to have the report before exchange.
What does a CCTV drain survey in Kent cost?
A Look and See check starts from £130.00 + VAT, and a comprehensive survey from £250.00 + VAT. Drain mapping starts from £240.00 + VAT. The help desk confirms the price before booking.
Can the report go to my solicitor or insurer?
Yes, it is written to be forwarded. Does a lender or insurer want a set layout? Say so when you book.
Do you survey a drain before relining it?
Yes. The camera shows the pipe size, its condition and where each fault sits, so the liner fits the run. A second film checks the finished pipe.
Are repairs after a survey guaranteed?
Yes. Repairs and relining we carry out are guaranteed for six months, T&Cs apply. Should that fault come back within six months, we return to check it.
